We have asked Grupo Estupendo to arrange the letting of
our property. Please contact them for full Terms and Conditions.
You will be required to sign as standard fixed-term
letting contract. This will be organised by Estupendo.
Additional stipulations are as follows:
Please inform us of any damage or
breakages so that we can repair/replace as necessary for our next guests.
We reserve the right to charge for any losses incurred, although probably
won't bother charging for minor accidents provided they are reported to
our representative.
Our apartment is situated on a quiet residential complex,
and we as owners have a responsibility to keep it that way. We therefore respectfully ask our guests to consider our neighbours who
may not be on holiday themselves. Please do not make excessive noise
whilst in our apartment, on the balcony, or around the complex. Please
don't play music loud. Noise travels on tiled floors, so please
always remove hard shoes/high heels when
inside the apartment or on the balcony, and refrain from moving furniture
around unnecessarily.
No Smoking inside the apartment (we had to
include this rule due to previous cigarette damage to furniture). Feel
free to smoke on the balcony, but please don't throw cigarette ends onto the gardens
below.
Children are always welcome in our home, but we do ask parents to ensure that the younger members of the party do not get too carried away and that they behave in a way so as not to disturb others. Please also
remember that we are not running a business, this is our home that we are
merely renting out informally to help towards our costs.
The apartment, and all items within it, are our personal possessions, and
so we would be very grateful if you would take care when using them.
Please treat our home in the same way that you would like guests to treat
your home. For the agreed rental fee we provide
only the accommodation (the right to lodge in our property for the
specified period). You
are welcome to use the furnishings and equipment in the apartment free of any
charge, but anything of ours that you choose
to use you do so at your own risk. We take Health and Safety
very seriously - our home and all furnishings and equipment therein are
regularly checked to ensure that nothing exists that could pose a risk to
health and safety. Nevertheless you must satisfy yourselves as to the
serviceability of any item you intend to use before using it, and in the unlikely event that you
become aware of anything to the contrary you must notify us or our
representative immediately so that the matter may be resolved. You agree
to take responsibility for your own actions and to indemnify us against
any claim for injury, loss & damage howsoever caused. You agree that we the owners
shall not accept any responsibility for injury to guests or third parties or loss or damage to their
belongings. Note that we are aware of the sad fact that a small but significant minority of
people are always out for what they can get from others. We do not intend
to fall victim to the growing greed culture, so we carry full legal
protection insurance ready to defend ourselves against unreasonable claims
against us should such a situation ever arise. Those of that ilk are discouraged from booking with us. As
guests of ours you are entitled to use the communal swimming pool
(which is currently out of service). Please note that this is an entitlement, it is not a facility provided by us
as part of the accommodation. We are not responsible for the pool and we
have no control over it. Our guests who choose to use
it do so at at their own risk, and agree not to hold us liable for
any loss or injury howsoever caused. As far as we are aware there is no life guard, so please take special care
and take all the normal precautions. Important Notes Pool.
Regrettably the pool is is currently out of service and we are not sure
when it will be repaired. Note that there are other pools in Playa Blanca (please
contact us for guidance); and don't forget there are still the fantastic
beaches including the beautiful Papagayo beaches.
Accessibility. Note that our apartment is first-floor and
access is gained via 2 sets of steps. Please therefore assess your own
mobility needs before deciding as to the suitability of our apartment.
Proximity to Amenities. We have stated that it takes around 20 minutes to walk to the village center, beaches and amenities. This is a fair
estimate based on how long it typically takes an able-bodied person walking at a nominal
pace. The distance is approximately 1.6km, and the actual time taken would depend upon
individual walking speed. Although rather obvious, we have added this note because
we once had a party of guests that included a person with walking
difficulties (walked with the aid of sticks), and it somehow came as a surprise to them that the walk took them longer
than our estimate. Note there
is a small supermarket and "locals" bar/tapas bar within a 5
minute walk.
Residential Complex. As we have stated, our
apartment is not on a commercial holiday development, but on a residential complex.
It was originally built as a holiday complex
but is now comprised of individually-owned dwellings. Some properties,
like ours, are rented out as private holiday lets, but most are now occupied
full-time. We have always found the 'locals', who are of varying
nationalities (including British),
to be pleasant and friendly, and many of them have become our
